Repairs on all major brands
All Star Heating & Air services Nexton, the master-planned community at I-26 and Highway 17A in Summerville - minutes from our own shop. Nexton's homes are new and tightly sealed, which is exactly why builder-grade systems here short-cycle and leave the air cold but clammy. We diagnose and fix latent-humidity problems, service every major brand under warranty rules, and handle replacements with the HOA-first paperwork this community expects. Family-owned since 1993, 4.9 stars on Google.
Why does a brand-new Nexton home feel cold but clammy?
Nexton has been rising since the 2010s as one of the Charleston metro's flagship master-planned communities - Nexton Square, Brighton Park Village, Midtown, and new phases still building out, all wired as a high-tech 'GigaFi' community. The housing stock is uniformly modern: tightly air-sealed envelopes, code-minimum-or-better insulation, and production-builder HVAC packages installed at volume speed.
Tight construction is good - but it changes the physics. A system even slightly oversized for a tight envelope satisfies the thermostat in minutes and shuts off before it has wrung the moisture out of the air, leaving that distinctive cold-but-sticky feel. The durable fix is right-sizing with a real ACCA Manual J load calculation and, where budget allows, variable-speed equipment that runs long, gentle cycles. Nexton is also firmly HOA governed: architectural approval comes before permits on exterior equipment changes, and we fold that into the process.
Short-cycling builder systems
Volume-installed, slightly oversized units cool fast and dehumidify poorly in tight envelopes. Right-sizing from a Manual J - or stepping to variable-speed equipment at replacement - cures the clammy-air complaint for good.
Warranty-smart service
Most Nexton systems are inside manufacturer parts warranties. We service and repair to warranty terms, document everything, and never void coverage with shortcut parts.
HOA-first replacements
Nexton's ARB approval comes before the county or town will issue an equipment permit for exterior changes. We've done the dance - approvals, screening, and paperwork ride along with the install.
What rebates do Berkeley Electric Cooperative members here get?
Nexton sits in Berkeley Electric Cooperative territory, and BEC's flagship HVAC incentive is its Dual Fuel program: up to a $1,000 rebate for switching from straight gas heat to a high-efficiency dual-fuel heat pump system, or $500 for stepping up from a standard heat pump to dual fuel - one rebate per home, with the 2026 application posted on BEC's own site. Qualifying efficiency upgrades can also be financed at a fixed 5% through BEC's HomeAdvantage loan program, repaid on the electric bill.
South Carolina's federal HEAR/HOMES rebates are not accepting applications yet - the SC Energy Office anticipates a 2026 launch - and the federal 25C tax credit expired December 31, 2025. When your first replacement cycle comes due, BEC's programs plus honest sizing are where the real savings live.

Still Have Questions?Tight new construction plus a slightly oversized builder system equals short cycles that cool the air without dehumidifying it. Fan-speed and cycle adjustments help some homes; the full cure is right-sized or variable-speed equipment. We diagnose before we prescribe.
No. Manufacturer parts warranties follow the equipment, not the installing dealer, as long as service is performed by licensed professionals and documented. We register, document, and service to warranty terms.
Yes - annual maintenance is typically a condition of keeping manufacturer warranties intact, and construction dust plus Lowcountry pollen load coils fast in a new community. It's the cheapest insurance on the biggest appliance you own.
Exterior equipment changes need architectural approval before permitting, and units must stay screened per community standards. Like-for-like changeouts on the existing pad are usually simple - we prepare the paperwork either way.
Nexton is Berkeley Electric Cooperative territory: the dual-fuel rebate pays up to $1,000 (gas-to-dual-fuel) or $500 (heat-pump-to-dual-fuel), verified July 2026 on BEC's site, and HomeAdvantage 5% financing covers qualifying upgrades. Federal HEAR/HOMES rebates haven't opened in SC yet.
